“We’re going to provide $3 million for Clarkstown and the Clarkstown school district,” he said. “We hired a property tax expert to arrive at that number and validated it with local officials.”<\/p>\n
Also, it fills a real estate niche that has proven popular elsewhere, he said. There’s been a migration of age-in-place folks to Westchester, for example, who want this kind of residential community. “Nowhere is there a combination of housing and golf course in Rockland County.”<\/p>\n
The new housing options would come with access to exclusive amenities like dining, golf, pools, tennis, pickleball, and a gym.<\/p>\n
“Our existing members will benefit,” Lapper said. “We fully intend to enhance and expand racket sports, swimming, add wellness features as well as enhance our already world-class food and beverage features even further.”<\/p>\n
A crucial aspect of the development is the stabilization of Paramount Country Club, which serves as a catering venue for social activities including weddings, family parties, charity outings and business gatherings. <\/p>\n
“The club is doing fantastic, probably the best since we took it over more than 15 years ago,” he said. “Golf is enjoying a renaissance, our membership continues to grow, the condition of our course and facilities are better than before. We are very popular for local and regional events.”<\/p>\n
The club has always looked at the possibility of smart development, he said, years ago developing a plan which was shelved. This proposal is sensible development that keeps the open space and builds a plan for the club’s longterm health, he said. They feel it will be a net benefit to the entire community, to the business community and to existing members.<\/p>\n
“The family has been in this business for decades, they deliver super-high-quality residential development,” he said. <\/p>\n
They have submitted a preliminary site plan and are seeking re-zoning. “In the process of development all the parties have the ability to push other parties to compromises and solutions,” he said.<\/p>\n
