MARLBOROUGH, MA — A large local real estate investor in June purchased two former Berkshire Bank branches in Marlborough and Westborough, according to property records.
According to property records, Lundgren Equity Partners through a limited liability company called 303 Turnpike Road bought the Marlborough branch at 322 Maple Street for $1.25 million. The LLC also bought the branch at 303 Turnpike Road for $3.9 million. That location straddles the Westborough and Northborough line.
Pittsfield-based Berkshire Bank said last year it would permanently close the two branches, although the Westborough location has been closed since the pandemic, according to the Worcester Business Journal.

Lundgren has emerged in recent years as a major player in real estate in central Massachusetts and beyond. The company was behind a 218-unit mixed-use development in Worcester along Shrewsbury Street, although recently canceled that project to instead redevelop the commercial plaza where the residential building would’ve stood.
The company also owns a variety of properties in Massachusetts, Connecticut, Rhode Island and Vermont, including office buildings in downtown Worcester and Providence, and industrial facilities across southern Worcester County.

A Lundgren representative did not immediately return a request for comment about what’s in store for the former bank branches.
